There is no documented shared company, family relationship, or major business partnership between Richard Peery and Akio Toyoda in the reliable sources reviewed for this article. The clearest way to understand the two names together is as a comparison between an American real estate developer and a Japanese automotive leader. Stanford documents Peery’s work with developer John Arrillaga, while Toyota’s official records document Toyoda’s long career inside Toyota.

The comparison is therefore not about two people running the same business. Their importance comes from what each did in his own industry.

Who Is Richard Peery?

Richard Peery is an American businessman best known for commercial real estate development in Silicon Valley.

His most important business relationship was with John Arrillaga. According to Stanford, Peery and Arrillaga bought fruit orchards in the area around Stanford University while the technology industry was beginning to grow. They developed the land into office parks, betting that technology companies would need more places to work.

That decision placed their business in the middle of one of the biggest economic changes in modern California.

How Peery and Arrillaga Helped Shape Silicon Valley

Silicon Valley was not always filled with technology campuses and office buildings. Much of the Santa Clara Valley had once been agricultural land filled with orchards.

Peery and Arrillaga saw that the area was changing. Instead of developing technology themselves, they provided something growing technology companies needed: buildings.

Stanford says their company, Peery-Arrillaga, became one of Silicon Valley’s major commercial real estate developers. Its properties were eventually leased to companies including Intel, Apple, Facebook and Google.

This is an important part of Peery’s story. He did not become famous by creating a computer, search engine, or semiconductor. He made his mark by developing the physical places where technology businesses could operate.

In simple terms, while other entrepreneurs were building technology companies, Peery and Arrillaga were helping build the business environment around them.

Richard Peery’s Work Beyond Real Estate

Peery is also associated with philanthropy and social entrepreneurship.

Brigham Young University’s Marriott School describes him as a pioneer of commercial real estate development in Silicon Valley. The university says he founded the Peery Foundation in 1978 with a mission connected to self-reliance and social entrepreneurship.

The Peery family’s connection with BYU later became more visible. BYU named its Peery Social Entrepreneurship Program in honor of Richard and Mimi Peery and their family’s support for work aimed at solving social problems.

The family also helped establish the H. Taylor Peery Institute of Financial Services at BYU in honor of Richard Peery’s father. BYU records state that Richard Peery and his wife, together with other family members, contributed to creating the institute.

These activities are relevant because they show that Peery’s public legacy extends beyond owning and developing property.

Who Is Akio Toyoda?

Akio Toyoda is a Japanese business executive and one of the most important leaders in Toyota Motor Corporation’s modern history.

Toyota’s official biography states that he was born on May 3, 1956. He earned a law degree from Keio University in 1979 and an MBA from Babson College in the United States in 1982. He joined Toyota Motor Corporation in April 1984.

Toyoda did not immediately become the head of the company. His career included work in production, marketing, product development and international operations.

One important American assignment came in 1998, when he served at New United Motor Manufacturing, Inc., better known as NUMMI. It was Toyota’s manufacturing joint venture with General Motors in California.

That gives Peery and Toyoda one broad geographic similarity: both had important career connections to California. Their work there, however, was completely different. Peery’s was centered on property development; Toyoda’s was connected to automobile manufacturing and management.

Akio Toyoda’s Rise to the Top of Toyota

Toyoda joined Toyota’s board in 2000 and continued moving through senior management positions. In June 2009, he became president of Toyota Motor Corporation.

His arrival at the top came during a difficult period. Toyota was dealing with the effects of the global financial crisis, and not long afterward it faced serious attention over vehicle recalls and quality concerns.

In testimony prepared for a U.S. congressional committee in February 2010, Toyoda personally accepted responsibility for Toyota’s problems and described himself as the grandson of the company’s founder. He emphasized safety, quality and listening more closely to customers.

That family connection is significant, but Toyoda’s career was also built over decades of work inside the company rather than through his family name alone.

Akio Toyoda Is Chairman, Not Toyota’s Current CEO

This is one area where older articles can easily confuse readers.

Akio Toyoda stopped serving as Toyota’s president and CEO in 2023. He became chairman of the board in April of that year.

Toyota changed its senior leadership again in 2026. A company announcement dated June 17, 2026 confirmed Akio Toyoda as Chairman of the Board of Directors. It listed Kenta Kon as Toyota’s president and chief executive officer.

So, as documented by Toyota in 2026:

Akio Toyoda is Toyota’s chairman. Kenta Kon is Toyota’s president and CEO.

Pages that still describe Toyoda as Toyota’s current president or CEO are using an outdated title.

Why Cars and Racing Matter to Akio Toyoda’s Story

Toyoda is unusual among major automobile executives because he has personally taken part in motorsport.

Toyota’s own history of Gazoo Racing says Toyoda competed in the Nürburgring 24 Hours in 2007 while he was still an executive vice president. He raced under the name Morizo.

The racing project eventually became closely linked with Toyota’s effort to make more exciting performance cars and to use motorsport as a place for engineers and drivers to learn.

Toyota says its motorsport activities later led to vehicles such as the GR Yaris and formed an important part of its approach to developing cars through competition.

This makes Toyoda’s leadership story different from that of a traditional corporate executive who works mainly from an office. Driving and vehicle development became part of his public identity.

Are Richard Peery and Akio Toyoda Business Partners?

Reliable records do not show them as business partners.

Richard Peery’s major documented partnership was with John Arrillaga in Silicon Valley commercial real estate. Stanford specifically describes Arrillaga as Peery’s business partner and explains their development work together.

Akio Toyoda’s professional history, meanwhile, is centered on Toyota Motor Corporation. Toyota’s biography traces his career from joining the company in 1984 through his international assignments, board membership, presidency and chairmanship.

There is therefore no reason to describe Richard Peery and Akio Toyoda as partners, colleagues or members of the same business organization without new evidence showing such a relationship.

What Richard Peery and Akio Toyoda Do Have in Common

Their industries are different, but their careers offer an interesting contrast in how large businesses grow.

Peery’s story is closely connected with place. He and Arrillaga recognized that a fast-growing technology industry would need offices, research facilities and commercial property. Their real estate business grew alongside Silicon Valley.

Toyoda’s story is centered on products and manufacturing. He spent decades learning different parts of an automobile company before becoming its president. He later pushed Toyota’s involvement in racing and remained part of its highest leadership after moving to the chairman’s role.

Both careers also stretch far beyond a single successful deal or product. Their public reputations were built over decades.

But the similarities should not be stretched too far. Richard Peery built his reputation as a real estate developer and philanthropist. Akio Toyoda built his as an automotive executive, company chairman and enthusiast driver.

The Key Difference Between Them

The easiest way to remember the difference is simple.

Richard Peery helped develop the places where Silicon Valley businesses could grow. Akio Toyoda helped lead one of the world’s major automobile manufacturers.

Peery’s best-documented business partnership was with John Arrillaga. Toyoda’s career has been tied to Toyota since 1984. Their names may appear together in searches, but the historical records describe two separate business stories rather than one shared story.
